I would stay in Fells Point and Uber.
Get good credit cards and play the credit point bonus game. Always pay the balance and pay ZERO credit card interest.

Invest long term in VOO and little less so in QQQ...and some NVDA. Put the most you can into the max of your IRA/ROTH IRA.

If I had done this at 26 years old, I would be worth a lot more...a lot. I would probably be looking at retirement at 55.

In old metairie, 6250 is above average. 5200 is average outside of MCG and Mulberry area. Definitely not a double lot though

If you put this lot on Atherton or Livingston Place, it would be 800k+

My point is the OP is represented this as no one can afford a starter house. This is priced to be a teardown. My guess is it will be turned into a 2-unit townhouse like most of the rest of Focis.
Its being sold for the land. That is a big lot in Old Metairie. Its actually cheap land compared to the rest Old Metairie.

A single lot by my house goes for 750k, and I am not even ny the country club in MCG.

300-400k in metairie (not Old Metairie) gets you a solid house.
I will add Jean Talon Market. Excellent farmers market and the best mixed dozen oysters we have ever had at the oyster stall.

Toque! Was also excellent. We had a 4 year old, so we just went for lunch, which was a very good deal imo.

Every meal we had was excellent.
Pensacola is 3 hours. Good restaurants and bars and an incredible Saturday farmers market. The beach is a short drive. The Naval Aviation Museum is amazing.
