Obviously, it all depends upon the terms of her original lease.
But, I had a friend who went through a lease dispute with a new owner of the home he was leasing. As I recall, he simply went and filed his lease with the City's property office before the Act of Sale, and the new owner was sh!t of luck and had to honor his lease.
Fluerty Girl probably didn't record her lease before the Act of Sale on the building. Therefore, the new owner doesn't have to honor her lease.

What is the difference between this and a t-shirt shop or the other shops just like it that used to (and maybe still do) litter the Riverwalk?
They sell t-shirts and trinkets with "NOLA" flair.
Is it because they also sell graphic signs?
Or graphic socks?
Or countless items with the old S&WB Crescent & Stars printed on it?
It's a a t-shirt shop, a glorified mall kiosk that panders to "NOLA" pride for tourists, transplants, and JP folks. I am not sure why anyone wants to pretend otherwise.

If you have a commercial lease, you should ALWAYS record/file your lease. Recording a residential lease is a little bit different.

I guess I'm just so used to all commercial leases being recorded just as a matter of normal business practices. So, the fact that this one, I'm guessing, wasn't, is a shock to me.

There also could have been language in the lease that allowed the owner to sell the property not subject to the lease.

I don't. I just hate dime a dozen, graphic t-shirt shops that pander "NOLA" pride. I regularly support unique and/or interesting small businesses in the FQ including Papier Plume, French Truck, Idea Factory, Krewe du Optic, Faulkner House, Queork, Orange Gallery, as well as other great places.

I don't know her past and it doesn't really matter. No one is perfect and we all make mistakes. But I do give her credit for taking a risk to start a business that seems to be successful. I saw someone mention she donates to charity.
Why would anyone hate on that? It might not be for you and you might not like her because of what you heard about her (which I don't understand because if she didn't do anything terrible or to you directly then can you really judge her?), but you have to respect anyone who is able to build a successful business.

Typically agreements, liens, etc involving immovable property are recorded only for the purpose of affecting a third or subsequent party, i.e. lien rankings etc etc. But a lease agreement should still be enforceable between the parties even if there if the property has a new owner. Absent a provision in the lease to the contrary a new owner steps into the shoes of the prior owner/landlord and must honor the lease through the end of the lease term. If there was no current lease, i.e. hadnt been renewed...not much of a leg to stand on for fleurty. Or if fleurty had violated the terms of an existing lease or hadnt fulfilled tenant obligations even if there be valid lease agreement...eviction likely. And as always, of course, if there was a valid existing lease with terms that speak to new ownership issues specifically....those control completely. All that said, maybe the law is different for commercial property but I dont believe tht to be the case. Tl,dr

I get it, you are friends with these people and feel the need to defend them. I find it suspect you did not try to actually distinguish it as anything more than a nicer version of Motwani's crap that you criticize me for not posting pictures.
Do they primarily sell NOLA themed graphic t-shirts, trinkets, and souvenirs or not?
