Florida has some new rules to control HOAs

What Florida HOAs can't do to homeowners anymore
As of July 1, 2024, HOAs will be prohibited from:

- Enforcing rules on some residents but not others

- Banning homeowners or their invited guests from parking personal, business or first responder vehicles (including pickup trucks) that are not commercial vehicles in their driveways or any other area where they have a right to park per state, county and municipal regulations

- Banning contractors or workers from the homeowner's property

- Fining residents for leaving garbage cans at the curb or the end of their driveway within 24 hours of a scheduled trash collection

- Fining residents for leaving up holiday lights or decorations past the HOA's rules without prior notice, after which the homeowner will have one week to take them down

- Limiting or creating rules for the inside of a structure that isn't visible from the street, a neighbor's property, an adjacent common area or a community golf course

- Banning vegetable gardens or clotheslines, if they can't be seen from the street, a neighbor's property, an adjacent common area or a community golf course

- Require review and approval of plans for central air conditioning, refrigeration, heating or ventilation system that isn't visible from the street, a neighbor's property, an adjacent common area or a community golf course and is similar to previously approved systems

- If a construction or improvement request is denied, the HOA also must provide written notice "stating with specificity" exactly why and under which rule or covenant.

My HOA is pretty powerless, I will never buy another house if it has an HOA involved.

Who complains about first responder vehicles?

The garbage can 24 hour rule can get fricked.

HOA's can be petty, but they are a net positive to your property values.

They have to be petty because of all the shitty people out there.

I agree mostly. HOA’s were created due to nasty neighbors. Imagine living to a house that has no controls.

The original ones were good and protected your property rights but were not overhanded.

But then you got some Karens in charge and thats when they went to shite. They should call this the Karen HOA bill.

So I went to a meeting with pictures and ratted out every one.

I had a friend who had a medical emergency at home. His across the street neighbor knocked on the door and complained that the ambulance was parked directly across the street from his driveway, and that they needed to move it.

There are shitheads of all types out there just waiting to ruin someone's day.

Wonder if fencing solves the "being seen" part, because you can see everyone's backyard in the subdivisions from the back yard of another's.

Wow, some actual common sense. I watched a YouTube video the other day of a guy in Florida who's HOA finned him like $1200 bucks for parking his King Ranch F250 in HIS driveway. He paid the fine in coins.

Makes no sense, he can't park is $80k truck on his property but someone can park a $1500 jolapy car.

Baw I know lives in a HOA neighborhood in Boca Raton. He changed jobs and now has a company truck that has the company name on it. HOA rules state that you can't park a commercial truck. And the truck doesn't comfortably fit in his garage, so he rents a parking spot from a local body shop to park his company truck. He bought a beater car with faded paint and a few dents and uses that to commute to his truck everyday. He parks the shitty looking car in his driveway to piss off his neighbors.
