At this moment your post is 28-3 upvote to downvote and I hope it never changes...
I’ll worry about Ukraine when their night life scene goes away
This is spot on. When you see military aged men partying up in Kiev while the country desperately needs our billions to make it just one more day, it's hard to ignore the incongruence....
Started to become worried it's all going to come crashing down out of nowhere.
There's two outcomes in the long run: 1 Money isn't real and the national debt doesn't matter so we run it up to a quadrillion and never worry about paying it off, or just print money to pay it off....
ignoring a 21 yr career because of one quarter in the 21st season….why would I mention how/why he’s wrong
Lebron routinely disappears in the fourth quarter in key games. Whether or not that is because he puts in so much work in the first three quarters is up for debate, but he's o...

Every now and then I think about what' s actually going on and how happily people wait to get a tax refund so they can make a big stupid purchase. All so we can subsidize the lives of poor people and make sure foreign governments have plenty of our money in the bank....

Let's consolidate this. I think you are dead wrong on the lawsuit and I think you have no clue what you're talking about. The lawsuit was brought by sellers against the NAR which required sellers to include commission for the buyer's agent paid by the seller. Homesellers sued to have this requiremen...
That's what they do.
Sure, but if I don't value that work at $20,000 and they're expecting me to pay it, I can do it on my own....
They can still pay a buyers agent.
Can, but will they? The entire reason of the lawsuit is because people wanted to stop paying it. The onus will eventually fall on the buyer....
Why would a seller agree to pay 20k to a buyer’s agent in a market with any kind of a pulse when they can just pocket that?...

Games you have the most hours in

Posted by Thundercles on 4/8/24 at 3:19 pm
I never noticed it before but PS5 showed me how many hours I've played certain games. The big ones for me: Stardew Valley - 600 hours Skyrim - 500 hours RDR2 - 400 hours And these were just the PS5 numbers, I had both of them on my Ps4 before I swapped over....
If the seller already has an agent, then the commissions are already spelled out. In standard real estate transactions, the buyers agent fees would come out of the seller agent's portion. I will be buying well after July once the new rule goes into effect that no longer requires sellers to pay the buyer's agent. In the intermediate term the buyers' agent will still want to get 3% of the purchase price, from me in this instance....
