Those pine trees 5 feet to 20 feet from the house, during high winter blizzard winds or summer wildfires, won’t be a problem at all, especially the skinny one growing through the patio.

But the land is probably deed restricted so you can't do anything with it besides build this one tree house. the exterior of the house is interesting and fits the area but the inside is an afterthought almost. Price is solely based on the "exclusivity" of this gated community.

Prices here in general are crazy. there is 20ac tract (currently used to grow hay) near us on sw side of bozeman listed for $10m.

A DR horton level 1600sf house on 7k sq ft lot is $500k.
