Sold my house in February and currently building a home. It was on a contingency plan that I would sell my home. House should be finished early june. We are currently leasing our old home back from the buyer until June. We’ll probably close in a month. Things worked out pretty good considering the time we’re in.

Ain't happenin'. Market remains hot, particularly with inventory dropping due to other factors like the recent tornado. Still seeing a lot of multiple offer situations. Virtual showings.

Who cares? You sell your house for 80% of the pre-virus value, then you buy one for 80% of its pre-virus value, and you use money from your investment account that’s down 80% to cover any upsizing.

And if you’re downsizing you end up with 80% of what you would have had, but you invest it in a market that’s 80% of what it was, and you end up with the same number of shares of XYX company.

I'm very interested in what he housing market does because we've been looking for a house for a little over a year now and need to find a bigger house in the next year.

They can offer “assistance” all day long but the well runs dry eventually. But, I think biggest culprit is the Federal Government.
They have been giving free money to people to buy homes for years.

A coworker is in the process of relocating from west Monroe to Texarkana. He has a nice home in Calhoun that he cannot sell right now due to covid19 and spring time is prime time for home buying. He’s currently living in an apartment in Texarkana and paying a house note.

If we are still in this spot 90 days from now yes. Foreclosures will start running rampant inflating supply. Demand will be falling precipitously as economic uncertainty takes over.

If the worst case scenario modeling of 2.5 Million older people die, I would expect an increase of about 3/4 million homes added to the market.

So with the reality, not the modeling, I expect about 350 homes added to the market.

I just sold my house this week. Due to there being very little inventory on the market from people being scared, I got tons of action and multiple offers. House sold in less than two weeks. People still need houses and interest rates are low. Fortunately the supply decreased with the demand and things have stayed normal in my market.

It will at some point as the economy grinds to a halt. However, low interest rates, falling inventory, people with cash, and increasingly desperate people without cash equal real estate moving. I don't believe it'll ever fully tank, but it may decline.

However, I have a friend who is a real estate attorney and has closed something like 40% more sales year over year since Jan. They have a drive-thru closing parlor. Seller on the left lane, buyer on the right lane, attorney in the middle with tables handling the paper shuffle. Everything is signed without the two parties leaving their cars. Big tent over the whole thing.

Business is that good right now. In six months when we're shooting each other, probably not so much.

The housing market is already taking a hit.

I'm not sure it takes an expert to determine that. People don't want strangers in their homes, walking around. And people don't want to go into strangers' homes.

There were a few houses I have been watching for a few months in my local housing market. Two were taken off market in March. All have notices saying that Open Houses are canceled until further notice.
