Many believe so

quote:

Here’s how Redfin’s Lily Katz sums it up: “The impacts of the coronavirus pandemic are rippling through to nearly every segment of the economy, and the housing market is no exception. The outbreak has driven sudden changes in behavior among homebuyers and sellers in the United States, which now has more reported cases of COVID-19 than any other country in the world.”

Home inventory

The total number of homes on the market showed further declines in March. Home inventory dropped nationally in March by 15.7% year over year, Realtor.com noted, a faster rate of decline than the 15.3% year-over-year decline in February. (Year over year refers to the comparison of data from one period of time to the same period 12 months earlier.) However, by the end of the month, the rate of the decline in home inventory appeared to slow. During the week ending March 28, housing inventory — per Realtor.com — showed a year-over-year decline of 15.2%, compared with a drop of 16.8% in the week ending Feb. 29. The trends report suggests this could indicate that homebuyers may be putting off their plans in response to the disruptions caused by COVID-19. Two surveys early in March also suggested that some buyers were beginning to rethink their plans to purchase a home in light of COVID-19.

Home prices

There are also signs that home prices could take a hit from the uncertainty surrounding the pandemic. The median listing price in the U.S. grew by 3.8% year over year in March, to $320,000. However, that was slightly down from the 3.9% year-over-year growth in the median listing price in February. In the week ending March 28, the median listing price had only grown by 2.5% year over year, the slowest pace of growth since 2013 when Realtor.com began tracking that metric. With the coronavirus pandemic having such a major impact on the economy, it may make sense for some consumers to put a pause on homebuying or selling plans simply to see how the next couple of months play out. In the interim, first-time homebuyers — in particular — may benefit from using the time to research programs when they’re ready to move forward.

Yes, but you won't get those insane deals you got back in 2008. The housing market was the cause in 2008, in this case it's just the impacted.

Duh, people are greatly impeded from normally going about their lives?

The single largest valued capital purchase or sale for 90% of us.

Ya think?

There will be upside for some players in the market at some points.

In the market for a new place myself. We are going to hold off and see if we can land a below market price due to everything. Realtors and banks have overinflated home values and prices for years, so I won’t feel bad one bit.

When half the country is unemployed I don’t think many will be buying houses

Conventional wisdom would say so but I’ve seen some articles arguing that there won’t be a housing hit due to the influx of foreign money (particularly Chinese investors) taking advantage of the low interest rates currently being offered. I think it’s propaganda being perpetuated by the large American financial organizations to keep people from interested and not sitting and waiting on the fallout. They’re trying to steer anyone employed to go ahead and pull the trigger. Not falling for it.

I'm in the market to buy right now. I'm wondering if waiting a few months is the right move to angle for lower home prices and interest rates.

They’re already offering low interest rates to entice buyers. This goes on another couple months, I expect those inflated prices to start coming down.

Depends on the market. People still need a place to live. Rates continue to trend downward. Rates with an APR for 30-year fixed are trending below 3%, as low as 2.6% right now.

Real Estate is considered "Essential Services" and they are still showing homes in the Middle Tennessee area at least. Virtual tours are very common now.

A record-breaking 3.28 million people filed for unemployment for the week ending March 21, 2020, the Department of Labor reported last Thursday. You will see lenders forego or modify collections for a period of time. Private lenders and government backers will offer various levels of assistance for homeowners who lose wages due to COVID-19.

The interest rates have been wild the past month. I had one agent telling me he'd never experienced anything like it in his 20 years of working loans. They appear to be settling back in now but I've been reading speculation that they could drop down to some of the lows we saw earlier this year.

I expect places where second homes are prevalent like Florida to take a huge hit. Prices will likely also drop some.

The good that will come of this from the housing market is that people are staying at home and fixing up their houses. It’s crazy to me how many houses were not maintained and filthy when house hunting. Also the rates should stay low for awhile so the note would be much less. Many people will need to downsize so they will have to list their house.
