Agreed.
But, I think biggest culprit is the Federal Government.
They have been giving free money to people to buy homes for years.
Straight assholes those guys.

Stupid and wrong.

The interest rates have been wild the past month. I had one agent telling me he'd never experienced anything like it in his 20 years of working loans. They appear to be settling back in now but I've been reading speculation that they could drop down to some of the lows we saw earlier this year.

I’m in the process of closing on one now in Mandeville. When I started looking I was quoted at 3%. By the time I had a house under contract it had jumped to almost 5%. The next day my loan officer called and recommended locking in at 3.625% so I did it. Couple days later it was back up near 5. She said she’s never seen anything like it. Good luck on the hunting, old friend.

Stronger than ever. Interest rates are down

Stronger than ever isn't why we had 3 rate drops before coronavirus came around.

Should've waited bro. The covid drop is supposed to be 15 to 20%. The deals aren't as good as 2008 but 20% is significant.

Realtors and banks have overinflated home values and prices for years, so I won’t feel bad one bit.

Housing prices in some areas are ridiculous mainly due to investors buying up real estate. In others, not so much. I'm really hoping the market cools a bit to be honest.

HUD gives "down payment assistance" to ppl all the time.
Make under 90k or so and you get it.
Google can be your friend.

Having information and understanding its impact on the market are entirely different things.

You don't think lower income assistance programs have an effect on the markets?

Yes. I owe 161,000 and my home pre covid was "worth" 225,000 after only living in it for six years. I expect to be "underwater" very soon.

I hope it’s at least close to 20%

Hate to capitalize off other’s misfortune but if it gets these banks and realtors off their high horses then so be it. Make them compete for a change.

Similar story. The day I went to lock my agent called me and told me they were frozen from making locks due to a sudden rate change. shite jumped to 5% on me from 3.5% at zero points. Now my negotiations fell through anyway but now I'm thinking patience may bear fruit with this housing market.

Congrats on your house bro! Moving to Mandeville like an uppity bitch.

Yeah I had 2 others under contract before this one finally seems to be coming around.

And yes, uppity af. Tired of the south shore, and definitely not moving back to Slidell
