What about something in between? I just found 80 manufacturer certified (warrantied) vehicles within 30 miles of my house for less than 20k (lowest was 14k).

I checked mine when you posted that. Ours is $2250/yr for 380k of coverage in BR. It is bundled with auto which saves some.

At 45k and single you have a fairly low household income. You don't just deserve to be able to live wherever you want and jobs that pay that exist all over the country, many in far less expensive markets. I'd love to live in Vail but we can't afford it so we don't.

I live in the sticks. My payment is 1k more than that. We throw an additional 1k a month at it.

Rate sucks. Closed in October of 2022.

Yeah the only thing I’ve learned from this thread is that there’s a lot of dirt cheap places to live in this country.

I mean, I don’t want to live there. Happily pay a lot more not to. But they exist.

People working menial jobs can’t afford to not live in the sticks, the earning described in this thread were for a menial/low paying job.

If I would have bought the 140k house I wanted to in jan 2020 it was going to be 670 per month if I remember right.

Edit: 2021. 140k at 2.7%

The missus and I had a McMansion out in Ft. Bend for a decade or so (sold it a couple years back).

With 5250 sq ft and .87 acres, my property tax was in fact more on a monthly basis than my mortgage, although a mortgage obviously has to be paid monthly, whereas the property tax isn't due until the end of the year if you don't escrow. Losing the PMI after a while helped a little.

And the utilities, ugh, I'm having a flashback lol ....

I am now debt free, including the 72k I borrowed for graduate school, and am renting, though renting downtown these days is preposterously expensive.

At least I'm socking money away - or I was until Uncle Joe got involved.

What a world ....

What gets me about the texas style tax system is what happens to retirees? Can’t be they can maintain paying through the nose on property tax with so much less income. At least in areas with state income tax and low property taxes you can get by decently in retirement as your tax burden drastically decreases. Not so much if you are married to that $20k prop tax bill
