In 2019, I bought a 2 bedroom house in Iowa for 90k at 3.2 interest rate. I made 40k a year at the time. I make 55k now and could probably sell it for almost 120k. I used my VA loan so I didn't have to put a down payment on it. I pulled the trigger at the right before this covid shite made the housing market ridiculous. Paying a set mortgage payment feels a lot better than throwing probably more money away on rent you never get any equity from. I can swing it on my income, no kids and live fairly frugal.

Well being a single parent I’d never live in Dallas for starters, but if I moved out further west, I’d buy in Terrell/Mesquite

I enjoy reading these type of discussions. At least I am not alone in thinking everything has just gone looney toons.

I am a single dad in TX with 3 kids (full time) and a teacher/coach. With inflation, houses, etc. I don't foresee at this point any way I could ever purchase a house again. Live in a medium suburb and rent is still half my income.

If I could move back to LA, or several states besides TX I think it could be possible, all about cost of living. Teaching and Nursing jobs (and some others) are interesting because you make about the same $ anywhere, so if you are able to move you can either make life cheaper, or more expensive.

I think another huge issue- that is only growing- is that there is now an entire generation of 20-40 year olds, that even if they have a job are still supported financially by older parents- enabling them to live above their means. And in addition, most of that age group has kids now, also living above their means via the $ from grand and great grandparents. But soon, those people are going to die off, and the $ will dry up. And we are going to have a whole new problem on our hands.

Dual income is how we are making it with a kid. We are also really good with our money, very conscious how we spend. I had to learn how to do that though. Wife is still learning.

Quit bitching. Spending 60% of your gross income on a starter home in a decaying suburban hellscape is awesome and you are lucky. In my day we had to walk through 5 feet of snow and had 10% interest rates and we made 4.25 an hour and had to wake up a half hour before we went to bed to make it to work. You are so soft.

I personally would have raised them a little. But I saw no economy that was superheated enough to raise them at a rate that they are being raised right now. Right now raising them is just fricking stupid. And it's clearly not working. Anyone with a car or a stomach can tell you it's not working.

Average of $70K doesn’t mean anything in this context. 6 figures is pretty common nowadays. The average is drug down by the lower income.

All else equal as it has been historically, and I would agree.

But because our fiat money supply has been f*cked with hardcore, with WAYYY too much of it “printed”, your algorithm is no longer as efficient and straightforward as it used to be.

I am newly single and can afford one. Future child support may change that.

I think it all depends on where you live and where you look. My mortgage is cheaper than most apartments rent for in my neck of the woods.
