OK, so it is NW of Donaldsonville. that makes sense now.

17,000? That looks like it’s 5 miles wide by 5 miles long, what sort of industrial even mega needs that much space?

A lot of them. They always account for future expansion and required buffer zone in these purchases when they can. They want to get all they can while the getting is good.

100% they will need to widen LA1 right there and build a rail flyover. It's going to be rough.
I may have seen plans for the rail flyover but not sure if that's going to happen. 3127 needs to go up to WBR or Pointe Coupee IMO.

What pollution? The water coming into the plant for cooling has to be cleaned up before being used. It leaves plants cleaner than before.
The area is a shithole. Anything will be an upgrade.
That being said, much of the land along the river was sold to chemical companies in the 1960's as failing sugar plantations. I don't know many many acres are owned by chemical companies. Dow and Union Carbide had a lot of land leased out to sugar planters and cattlemen. 10,000's of thousands of acres

Thought Hyundai steel was coming in along with their car line.. but maybe I am mistaken.. Hyundai steel is parent of Hyundai car group ( Kia, Hyundai, genesis)…. I read a reason they can undercut competitors is they use their steel for their cars.. keeping third party prices out. … also this would avoid a lot of tariffs if they stay in place..
I believe Louisiana had been working on that deal for a while and beat out Texas (?) and others for the Hyundai deal..

FTR, my wife's uncle is a former general legal counsel for Westlake Group.
He told me, almost 20 years ago, that Ascension Parish was the most corrupt area they ever encountered, wors than China or Malayasia. All of the local politicians wanted payola, not state but parish

I did a couple of successions for these type of folks in Alexandria and Winnfield. No legal transfers since the 1940s, 4-5 generations of multiple kids to track down, lots of money judgements. Abstractors gonna make a fortune on this.

No
Riverdale CC is now part of the CF site. St Jude is not.
