It's a mortgage bank that my good friend is a part of the upper management team, so others may not get the waived fees, but feel free to try them and see what rates yall can get. Franklin Loan Center. I'm not sure what all states they are and are not licensed in though.

I’m curious as well. I know you’ve commented before Jumbos are impacted a lot differently. I’m at 4.0%.

Was quoted 2.99% today on a 30 year. No points. Very tempted to lock in.

ETA - wasn't getting anything better, so locked in 2.99%.

Out of curiosity, what are the total closing costs you guys are seeing (excluding points and escrow of property taxes) ?

my 2.99% had $1,100 closing costs, $1,600 third party, and $225 for recording and attorney review. $2,925 total. If appraisal is needed, that would be $500 or so on top.

3% is in play now baws, with No points. appraisal might not be required. $2,900 in closing costs ($2,100 in Title - $800 lender).

$2,100 in title? Seems very high on a refi. Save your clients $ on reissue rates. And a one link update off current policy takes 10 minutes.

My sister just locked in 3% on a refinance but I’m not sure the closing costs.
I’m 5 years into a 30 year at 3.625 so I’d probably make a move if it gets down to 2.7-2.8 range.

I just paid a grand total of $2900 in closing costs as well, with an appraisal waiver.

My guy out in Prairieville. Closing Costs around $1600. No appraisal needed

Just applied for a refi... I'll be interested to see what I get. I'm almost 4 years into a 30 at 4% so I don't know if it'll be worth it. Ideally would like to drop to a 20 year or maybe even 15
