Any chance rates get down to 2.75 on a 30? I'm four years into a 30 at 3.25 and don't know if refinancing for.25 would be worth the headache.

UWM just dropped rates to 2.5% this AM on Rate and term Conventional loans as long as you havent been with them the last 18mnths

united wholesale mortgage. You have to go through a mortgage broker.

Make sure y’all are comparing the same products. Some may be collecting prepaids but that’s not closing costs. You will get a refund back of your current escrow account when you refi so that will balance out.

Listening to Chairman Powell this morning it sounds like rates will remain close to zero for quite a while.

I agree that is likely a catch if that is for a 30 year. For a 15 year, that’s about right. You just have to compare fees also. If they are charging you 2% origination fee to get that rate, it’s probably not worth it.

Finally got my final closing docs on my refi that was started on 3/6. Can any lenders give me some feedback on the final costs?

15 year/2.625%
$191,639 Payoff
$3,360 Closing costs financed
$195,000 Total loan amount

$2,315.55 cash to close

Haven't talked to my lender since I've received these, so maybe things will change. I did make a payment yesterday, so the payoff should change.

Anyway, just wanted to get a quick opinion on if this seems high cost wise, or if this about right. I can provide more details/breakdown if needed.

Any points on that 2.625%? Or hidden points and fees? Rocket mortgage is known for that.
