I actually really loved their food, but the service was horrible.

I've never been to this place... but in general...

1) 4.5M would be an awesome win for the owners if the restaurant was a going concern that the new owner could just step right in, the old owners stay to transition, and everything keeps moving as normal.

4.5M for real estate and equipment, much of which sounds like it needs an upgrade / repair? Yikes.

2) 70 years is a hell of a run.

3) One of the issues with long-running businesses is they start to think that change won't apply to them. "We've always done it this way" becomes the mantra, and they take things for granted.

4) They are asking $4.5M because this is likely their retirement plan.

So they were open 70 years (I lived right down Government for many years and went inside once. It was disgusting and yes, they were rude.) I have to assume, the very unfriendly owners were not 90 year old's and opened in their 20's. Again, I assume, it was handed down from people who had better attitudes with the local community and got a following, based on people's sentiments and fond recollection, from days gone by. Folk-lore, if you will. Then the subsequent generations realized their parents & grandparents had a very different experience. And that the modern dining adventure at FDL involved crappy service to the point of rudeness, cash only and an extremely dirty establishment.

The restaurant is on a large lot in a desirable commercial area of town. The lot is worth the most. I’m not a realtor, but I wouldn’t be surprised if the lot alone is worth 3 million.

Basically are the name and recipes worth $4 million? Because that’s the only way they get that much. Anyone can open a pizza place anywhere for $500k. So the premium is for the name and recipes. If it was shitty pizza they’re not gonna get half of that.

I just looked up pictures. They’re not getting 4.5

Maybe the real estate is worth 500k there but that building is so old it would take a lot to rehab it. 4.5 million on a cash business you can't put a value on is ridiculous. I don't care what nostalgia says.

That’s about what the Fleur De Lis lot is worth. The business itself? Maybe 400-500k. I could make it viable for that.

You’re way off, that property is what’s valuable. Commercial properties sell for millions. The building may not be worth much but the land right there is.
