Your kid's friends parents have a cooler place to hang out than you do and your daughter is a buzz kill. It is what it is. They're 10. Don't try to start desperately trying to "out-cool" the other parents.
Maybe take them out to do something like bowling or that trampoline place

Welcome to life. Realize you need to continue enjoying every minute you can with him. Cause at 14, he’s gonna start sleeping in until 2pm and you will get to see him for a couple hours before dinner and then he will stay up past when you go to bed. At 16, he’ll be off driving/riding around with his friends and you will see him for dinner and a little after. At 18, he will go off to college and you’ll see him on some longer weekends and during the summer. At 21, you’ll see him even less. At 25, you’ll be lucky to see him every big holiday. At 30, you’ll get half the big holidays and maybe a vacation here or there. It goes quick. Enjoy what you can!!!
If you’re really set on trying to get his friends over, talk to him and ask him what he’d want. If it’s reasonable, go for it. Build/do it together. If it’s the sister, you need to focus on helping her find something to do

Son 12, lived in Fairhope and it was kidaplooza, moved to SC, and nothing. My son said having too much fun with video games, and it's like all his friends are there (school & bama). If at home, there is not enough controllers.
Not "man yells at cloud", but don't over think this. Everyone hates bowling until they do it.

Couple of ideas
Academy has a 3:1 Ping Pong, Pool and Air Hockey table. It would require some space dedicated to it but for 1K it’s pretty nice.
Buy 3 TVs and 3 XBoxes and 4-5 gaming chairs. TV’s don’t have to be in the same room and you could use the main house tv as an option.
Last, ditch the house idea and be the parents that take them places. Plan on weekend 3-4 hour fun friend days. Buy a few memberships at bowling, putt putt or top golf.
