Just wait until she leaves the home to get groceries or any reason. Change the doors/locks, lock windows, put up no trespassing signs, throw all her junk to the street. Why is that so difficult?

What is a squatters rights to subletting? Why couldn’t the owner just allow someone else to move in?

Or the owner have a friend brake a Utility line. How does a squatter have a right to get that fixed? A squatter can legally force an owner to fix something?

Could the owner or someone the owner knows just move in and envoke his own squatters rights?

Like just move in and execute a legal written contact with the owner.

The legal system itself is not set up that great to protect property owners.

It’s like a 50/50 type situation.

Someone can’t just show up and destroy things but there are loop holes to where if someone peacefully sets up a tent in your front yard, there is nothing you can do about it

I took that as (and I could be wrong), certified for STR occupancy and the author was just bad (like most media today).

So, California has a law that requires you to have a specific cause for eviction.

I believe non-payment is one of those causes.

However, non-payment doesn't apply if the property isn't certified/approved for rental occupancy.

So now non-payment isn't available.

So it's somewhat like a loophole.

Also, to clarify (since people are so bad at message boards today), me explaining what I think the ruling is does not mean that I'm defending either the law or ruling.
