But is that issue unique to tourism destinations?
Houses are still flying off the shelf north of Atlanta and the AirBNB inventory is sparse.
Granted, this bubble goes bust when recession hits and middle managers are cut.

Everyone comes into these threads and says this but the national numbers say differently. Where is the slow down happening if everyone says it's not happening in their city?

Can’t legally kill AirBnB but I’m sure a lot of states and municipalities are going to legislate them to death in an attempt to tax them.
In Florida’s case specifically, there are laws on the book regarding commercial property and how it is taxed. The state brought in a ton of money by data mining at one point by buying a database of all commercial property listed as available in the state and cross referencing it with the tax rolls to see who was paying taxes on those properties.
Anyone not paying the commercial property tax received a bill and likely a bunch of interest and penalties as well.

I'd rather the market kill airbnb if there's no need for it.

I know Lafayette just voted to ban STRs in any neighborhood zoned RS1 and I believe plan to put strict permitting regulations on other locations. I'm sure lawsuits are incoming and it'll be a while before anything actually changes, lots of people who purchased properties around the Saint Streets with the intention of just STR'ing them are sweating.

Sure you can - our legislators (local, state, national) just don't know how to make or pass laws anymore.
The entire job is fund raise > get re-elected > fling shite at the "other team", so the cycle takes less effort next time around.
Nowhere in that is "serve your constituents", which is what Civics class pretends the job is.

I haven’t seen much softening in prices yet, but inventory is slowly increasing and hoses are sitting on the market longer. I’m guessing it’s a few more months before I start noticing softening in prices.

The thing is, STRs were already essentially outlawed in the neighborhood deed of the Saints streets, but if you’re operating without anyone bringing it up for 24 months you are “grandfathered” in.

I am the exact opposite.
I have stopped even bothering looking at Airbnbs except under very specific circumstances.
I'd rather just be in a hotel with amenities and a concierge etc

The few markets I check on Zillow every week show price reductions happening. Anything in the median price or lower not so much but cuts are happening in homes above that. Saw one at the top of its market lower its price by $130K this week.

It depends.
I got a vrbo cheaper in orlando than any of the shite disney hotels.
2bed 2 bath. You aint getting that at a hotel for cheap. It was also in a country club. So golf course, bar and restaurant, multiple pools.

There are so many workarounds on this that it’s feel good legislation to appease the uneducated into thinking the problem is solved by the politicians. Reality is there is no way to shutdown AirBnBs

Orlando/Disney is probably one of the few exceptions to the rule, I agree.
There are some other places I have been with scant hotel options but great VRBO options.
Sedona is a place like that as well.

I’m sure it’s already happening in a lot of markets. Price softening hasn’t hit mine yet that I’ve noticed, but the writing is on the wall. Although I typically only keep up with a couple of in demand zip codes, so it may be happening in my market broadly already.
