Both ended in deep recessions

I’d like to see the data where it is falling. In ATL prices are still nuts.

Prices are still up 40% from 5 years ago and interest makes the same prices unaffordable

This is localized. Prices in Houston are still going higher. It’s crazy what my neighbors continue to get for their homes

Tell that to my insurance company for my rent houses that this year, in the middle of our agreed upon contract, decided my houses were worth more than a couple of months prior. Therefor I needed more coverage. Therefor I owed them more money in the middle of our contract even tho I paid the year in full. They also went up at the beginning because of reasons.

The graph you posted is not home prices.
It shows the rate of change in home prices year over year. Big difference.

Yes We are headed for deep recession. Credit card debt at all time high, car loans and CC bills delinquencies up, and savings dwindling. Plus student loan payments now due. It ain’t gonna be pretty

It's hard to draw conclusions because you see how high the graph went from 20-22. That combined with the increase in interest rates from basically nothing to the historical norm and who knows what it all means.

There are 4 or 5 new homes near Dutchtown in the $530K range that have been sitting for a while.

I mean a 5-10% drop after going up 20–40% isn’t a huge deal.

Yes, but neither of those (1970, 2008) had the 25% spike the year or two prior.

Does this mean I'll be able to build a shop at normal prices?

Just wait until Biden gets mortgage rates up to 12% - 16% like during the Carter administration.
