I legit bought my last house because it was the only renovated/new construction home I looked at that wasn't farmhouse or some sort of modern interpretation of farmhouse

This. I don't like open floor plan at all, but I definitely understand the preference for it in smaller homes because living areas would be small if not for it.

Our last home was 1600 sq ft and still had a completely separate living room and I loved it, but if we had a family that would have been tight.

But in a big home, open floor plan is a no for me. I love having rooms that I can close off from guests depending on the type of event we are having. Our kitchen is on it's own floor completely by itself. It's attached to the back patio, so I can still entertain down there if I want.. but I also have the ability to keep people completely out of the kitchen if I want to. For me, that's priceless.

777 - The kitchen stout posted might be more expensive just going by the fancy range and whatnot, but that look is in ALL new builds. My single friends' <$300k homes look like that.

guess you are right on some of the neighborhoods. i was talking like sawgrass and the nieghborhoods with the bigger houses.

i like the white on white but i dont like the leds though. i agree on the painted island, we did ours stained for that reason but it is always easy to paint a different color.

i like kitchen and living room open concept. formal dining...if you have it should be seperate but i fricking hate closed off kitchens.

now i dont like bedrooms off the living room but other than, open is better imo.

I'm the complete opposite. I always wanted a kitchen with a big swinging door like on Fresh Prince. LOL

My ideal is a kitchen with visiting space built in - either in the form of living space or a bar with barstools, etc. And then a completely separate living room that is used for living room things. Our old house had this (albeit small since the house was small), and it was the perfect blend. You can have people visiting while you're in the kitchen if you want, but you can also all go sit down in a completely different room and relax.

There's something about going into the living room after a holiday feast and feeling truly DONE, versus sitting amongst the dishes being washed and whatnot.

But even in day to day life, I personally just spend too much time doing stuff in the kitchen for it to double as the living room. Loud arse hood fan blowing, sink constantly running, music blaring, etc. Nobody would be able to sit on the sofa in peace.

I'm partial more towards stained cabinets rather than painted. We just moved into a new house, and the new build houses were all painted cabinets. Some bragged about how the "builder spared no expense" then you get there and see builder grade painted cabinets. Drove me insane. Ended up with a house with some nice granite countertops and stained cabinets.

This is the kitchen in our house.

Not dumping on pocket doors, just that the wife wants them for every closet, transition door, bathroom door… there are 2 good spots in my layout where it makes sense

Yea have fun rerouting wiring.

Pocket doors are one of those things you have to plan for during construction. Adding them after the fact in a remodel is a PITA.

we removed all pocket doors during our remodel and i regret nothing.

i'm thankful my wife was opposed to barn doors.

eta: we did find 2 pocket doors that had been drywalled in. one behind a shower.

I have a 11x7 storage room in my garage I put barn doors on. they work great. I can still can put a car in the 3rd bay and not have doors swinging into it.

This. I live in one. While we love the home and in 7 years when all kids are gone it will be perfect....right now, kitchen clean up time is a nightmare to a TV watcher.

But I like the current trends. We do have the big ol farmhouse sink. I wish it was divided.
