The only debt that I have is in my mortgage and a car loan. Both are low interest and worth more than what is owed on them, so I'm not very concerned with that debt.

A gigantic mortgage and about &9k in student loans at 1.875%. Needless to say I am dragging my feet to pay the student loan in one lump sum

No consumer debt.

About 1.8 million over 7 houses. 1 of those is a flip.

$0.00 outside of the credit card bills that get the balance paid in full at the end of each month (gas card, Fidelity card). Been debt free since 2017 and will never take out another mortgage. Credit score is 841 but don't plan on ever needing it. Would have stepped away at 51 next year but the markets this year have me thinking that I should wait until at least 53 now. FJB.

A lot, but other than my mortgage (2.9%) and my truck note (0.0%) the debt makes me more money than it costs. I use to think living debt free was the answer, but I learned from self-made millionaires that debt can be good if its used properly.

Congratulation on successfully proving you can manage debt and repay the money you have borrowed. Now borrow more or we screw your credit score up. Makes zero sense.

I now have a mortgage, but it's less than 20% of the home value, so I'm not too worried about it.

That's it. I keep no other debt.
