I would like to do that! however that requires moving a lot of dirt, and maybe digging a well. Although may be able to rely on rain water. im not sure if its worth doing

we definitely have some deer that come out the tree line. Would eventually like to plant a couple acres of sunflowers. That would attract doves/deer. Ive seen some decent marsh bucks around.

I think we are close enough open marsh and to lacaissane area to draw some birds. We've heard rumors of that pond holding some mallards on occasion

Possibly so? We are in a good zip code, ducks still come to the area. We did not buy the property thinking it will become the next habitat flats.
Would like to put some incremental work into it and see what happens. I get for most LA hunters traveling makes the most sense.

As of june it was only what you see that was holding water. Depending on rain, the whole north half of the property i think can be wet.
At minimum we need to bush hog a trail to be able to get back there. We are having most of the property drone sprayed. The pond may need to be mechanically cleared out if we want to hunt this year.

OB,
Recently have purchased 15 acres of marsh/land around Little Chenier. I am looking for some recs on how to best develop the land for duck hunting?
I do not have access to any heavy equipment personally. I would love to get different opinions and thoughts on what is worth doing?
Ideally in my mind, I would love to turn the current land/pond into a completely leeved off plot with water control via a drain and well, so we can drain and plant. However, moving earth is not cheap. Open to all suggestions and recommendations on people who maybe able to help. TIA

Buying from Matt Bauers has the been the worst experience. Had multiple things wrong with my certified Pre owned truck that had a “bumper to bumper” 30 day warranty they tried to charge me thousands to repair.

Bought a certified preowned F250 from them for a good price. Day one steering is jacked up. Tried to charge me 5k to fix it even with a 90 day bumper to bumper warranty, on top of life time power train warranty. Had to fight with service department for days.

Looking for some guidance (step by step) selling my used boat to a buyer in MS/AL (not sure if state matters)
My understanding is I can create a bill of sale for both boat and trailer separately? Then secure the funds, pay off remaining loan, and bank will send title of boat and trailer to buyer?
Does the bill of sale need to be notarized?
Any other steps? Cancel license plate with DMV?

As has been reiterated throughout this thread, doctors salaries are not the problem. OP, wild take. Doctors salaries accountant for a small % of healthcare dollars.
You have no idea what it’s like to go 300k in med school debt, sacrifice your 20s, work your arse off for the government and insurance companies to tell you how much your time is worth.
Malpractice as a solo provider? Last check I wrote was 45k for the year. It is near impossible to make money working for yourself.
Yes extra tests get ordered. That’s to keep the scumbag attorneys off me and my family. 50%+ of the test/imaging I order I know will be negative.
Also a lot of unnecessary testing is done per pt request bec the customer is always right now. Sure you want your knee MRI tonight in the ER? Don’t be surprised to get a $5000 bill when that test outpt is $500. Can’t have your cake and eat it too.
