I only buy properties in a HOA, but I can’t say that I’ve ever viewed their primary function as setting rules and regulations.
I had an issue with one about where tenants stored garbage cans, but that’s about it.

I fricking hate rules. But I like living ina well maintained neighborhood that keeps my property values up.
I am close with two guys who are the president of their own HOA. Both are anti- HOA types that got elected by the neighborhood because people trust them to not be adult crossing guards. So, there is a middle ground. Just put reasonable people on the HOA.

Hoas aren't meant for ultra wealthy properties. Those places will always price themselves out of problem people.
Hoas are for people who's biggest net worth is their home and don't want it to be put in jeopardy because of trashy neighbors.
A well run HOA is a fantastic thing. A poorly run HOA is a bad thing. Just like any other poorly run operation.

I agree. Why would anyone buy property that is governed by an HOA?
I understand old people buying in a retirement community and I guess there are people who buy a McMansion that don't want to live a "hood" and cannot afford more than a postage stamp plot, but why else would you buy into a HOA area?

Most of it results from new Florida laws concerning condo structure safety regulations and condo associations that kept deferring maintenance until it had to be fixed.
If you’re looking at a condo, get the past minutes as well to see what is going on. The owner could have an upcoming assessment reason to be selling.

Having something as the French Quarter is a historical protected area, it is not on a level of a suburban neighborhood. Protecting historic buildings and worrying about a flag flying over garbage cans out to long is a bit different.

I've never had trash neighbors that just junk up their property. Maybe some long grass at times, but never a nightmare neighbor that I'd pay a premium to not have in my neighborhood, along with being told what I can and can't do with my property.
Zillow has a pretty cool feature where you can set the HOA to "No HOA". When I've been in the market for a house, that is the first thing I look for.
But agreed, if someone wants to buy in an HOA area, you're freely engaging in the contract. . .
