south texas, property tax went from 4100 to 1500 this year. Lady at the tax office confirmed number and described some of reduction was due to a large increase in homestead reduction.

Property and income taxes are two of the biggest injustices done to people.
Even after you pay your house off you are simply renting it from the state/locality.

We pay property taxes every year in Texas, this is why it's not really as an attractive thing when Texas brags on the fact that there is no state income tax, they get their money in the end if you want to own any land.

Florida is a no income tax state and local is funded through property tax. Schools funded through lottery now.
What is fascinating is that Florida is also a homestead state. For example home bought for 200k is capped at very minimal increase each year. However purchaser of home is starting at purchase price. Uh example is the covid migration where all these homes built 30-40 yrs ago went from $200k to 600-700k in value. The new property taxes are based on that number. Local government set to eat much more money than before

you can go online and find out. there was a special session of legislature to tackle high property taxes. mission accomplished. the republicans will run on this in november.

I would prefer a consumption based system as well. However, if you are a higher earner, property taxes are the way to go.

At least the estate tax doesn't kick in until 13mm net worth. This excludes 99% of people. I wish property taxes had such an exemption rate, but it doesn't.

State governments are going to get their money......err, your money one way or the other. Sales tax, real estate tax, personal property tax, payroll tax, etc.......they're gonna get what they believe they need.

Texas has always had a high property tax %. most areas are above 3%. For years this held property values down. 10yrs ago that changed when Texas started booming and home values went sky high. This is what happens when you run a state right and companies move in. People move and drive up property values. I just finished a home loan for a buddy buying a home Port Aransas. 650k home, 6k in homeowners insurance and 11k in property taxes per year. that monthly break out is more than my total mortgage payment a month.
