That is a terrible price for bature land that potentially floods during hunting season.

If I am spending 3.2 mil on deer hunting property it sure as hell wont be in LA and if it is it will be for more than 600 acres.

At 52, I’ve been on a few deer hunts. And a Mississippi River Island deer hunt is hard to beat.

If I'm buying 600 acres for that amount, it better come with one heck of a house, maids, chauffeurs, heated and cooled hunting stands and one enormous lake stocked with bass, brim, catfish and a mermaid! That's a lot of money for not a lot of land!

Brings up a few interesting questions- how long is a mortgage on acreage typically and what kind of interest rate are you looking at?

You can get terms up to 30 years, interest rates will be about 2 points higher than the going rate for a home mortgage, and you will need 20% down in cash
