What will probably happen is 3-4 DRs or business men go together and get it. I don't know anybody personally that could swing $3 but I know plenty that could do $7-800k

You’re spot on and one of those will have a plane or a % in one. Small piston planes are cheaper than most think to own especially if it’s split.
It’s also harder to get to this paradise than most think, from the gate to our camp on glascock Island was a solid hour most days. Pretty sure most trips to this island will be via barge.

That appraisal is off of the guys who got in late and bought shares and property most recently and paid an arm and leg. IIRC in the neighborhood of 5 yrs ago they were going for half of what they are asking for.

I disagree. There are several other tracts of land along the river for sell that are much better priced. Winter Quarters, Lookout Point to name a few. This is extremely over priced and will be on market for a long time. Not to mention the river seems to be on a different level the past 5 years. Above flood stage much more than normal.

Both Davis and Diamond are incredibly well-managed now compared to 5 years ago. The deer that are being harvested out there are pretty impressive the last 2 years.

I would figure that these sales are precipitated by; age of owner/s, taxes, divorce. Paradise has a strange way of becoming an albatross the older you get.

Not sure, most of what has been bought or swapped around recently was on diamond or the east side of Davis for the most part. I thought most of the west side of the island was owned by the older clubs and people who been there for a long time.

I think there are a couple guys on here who have shares and would have a better idea.

If I were to buy on the island, I would look into the piece for sale on Diamond Island. Those large fields in the back will blow your mind with how many deer you will see. Plus, the camp is incredibly nice.

How do these "clubs" work as far as hunting privileges? Always been curious about stand assignment at places like these?

Like Diamond Island, for $475k it says access to 2,300 acres of club land?

Is there a lottery every morning/evening for stands? What bout bow hunters who want to get off the plots? Or do they assign you a section for the season and you could get royally fricked?

as in every day your stand/area can change across whole 2300?

That sounds more appropriate than saying joe blow you get this 100 acre section for the season/or your life in a financial situation like one of these

Palmyra has two draws every day. The map is divided into section-no idea on acreage. My host has gotten his choices every time I've been there. He does a bit more scouting than most and doesn't hunt the towers.
