I see your point and concern. In Mississippi it is bad schools and poorly educated workforce. Also local power structure wanting a $$$$ cut before any agreement is signed.

They are the HQ of one of the big six defense contractors: L3Harris (when they merged, L3 got out of NYC). And Northrop Grumman has a lot of work down there too.

When you import enough people, you are not taking in an overwhelming number of people with a Southern culture and mindset, you take in progressives that "meant well" in the policies they advocated for, but it eventually fricked up their State enough that they had the capital to move out. They influx their extra capital and raise home prices to a point where the typical local people get boxed out.
You end up with a Governor like Kentucky and Ohio where they won't explicitly hurt you, but they will do progressive things like import even more people from other countries to even further destroy southern culture.

MS lost population from 2010-2020.
It gets a few heavily incentivized large projects with some big press releases but it’s not really moving the needle.
Not a lot of dynamism happening in MS basically west of I55. Few exceptions like the Coast, Jackson and Memphis suburbs, and college towns, but lot of the rest of the state is running on fumes.
Many towns only existing now on the map because the RR runs or ran through.
It gets a few heavily incentivized large projects with some big press releases but it’s not really moving the needle.

By the end of 2023, Louisiana was the 3rd largest producer of natural gas, and 10th largest producer of crude oil. Big energy has bought off La. politicians for favorable tax legislation.

Mobile looks better than every city in the entire state of Louisiana. I can say that for certain. They have done a wonderful job. The parishes in Louisiana could take some notes from these folks.
