I think there's still some beachfront property in California where a private owner can go all the way to the water line.

That's what everyone has been saying the past decade yet real estate is still rising. Inflation is causing cash to quickly lose its value. Better to invest in something tangible than sit on cash.

Maybe Mexico Beach?

I’m not sure what’s happened with it since the storm but before that it was pretty quiet.

I knew quite a few people in the 00's who said the same thing, and promptly lost their asses. I only know one guy who got out of Orange Beach richer than when he went in, with perfect timing. The rest got gaped.

Rockport is nicer.

Boca Chica Beach used to be cheap, but I think that’s all bought up now.

A month after the storm, the empty destroyed lots were going for more than the whole house was going for a month earlier.
