Where is the best value for beachfront property in the US?

Value meaning price / benefits.
So for example, the beyond insane prices in Southern Calif rule it out.
Some place with rocky rather than sand beaches, or cold weather would rule it out.
Some place full of trashy people.......etc.

You didn’t say how pretty the beach had to be

Feel like there are some deals to be had in the keys at times. Zoning kinda crazy as space is limited but I really like them. Fun to go catch lobster, fishing, snorkeling, or just cruising through the mangroves. Pretty tropical with good places to eat and enough recreation around the water to never get bored. Just don’t have the really sandy beaches.
I’ll go down there and kinda forget the rest of the country exists.

Gulf shores? I doubt you will find anything cheaper in FL.

Your problem here is these two fuel each other. So in reality these 2 cannot exist without the presence of the other.

Lost Coast of California. Best kept secret. Plenty of uninhabited space near the water and redwoods. Property/land is still cheaper than regular market value, and you're 6 hours north of San Francisco. No one knows you're there and no one cares.

I was told that by 2060, the Gulf Coast would be along hwy 190

Right now it is all overvalued. You need to wait for the next crash. Rent until then.
