Yes, you’re right. I’m the first guy ever to have trouble with contractors.

That's why you always need to be holding 10-15% of their pay due. If they get ahead on the pay, they may disappear for a while, maybe forever and you have a incomplete project.

I was talking to an older guy who has been renovating and flipping houses since before it became a fad with all of the HGTV reality bullshite. He started doing it back in the early 80s. He told me that in the last 15 years, he can rarely find dependable contractors for things he has to sub out and can't do himself. He said prior to the 2000s, he had quite a few that were reliable and did good work. Now he says 75% of them are worthless. Late all the time, no shows, shitty work, show up half drunk or high, etc...

I know another guy who owns a pretty large HVAC company who told me this exact thing about hiring at this company as well. If they get one that is reliable and a hard worker and passes drug tests, they jack his pay up after about 6-9 months so he will stay.

When I hire a contractor I give them three simple rules.

1). Communicate-good news and bad
2). Show up when you say you’re going to show up
3). Do what you say you’re going to do when you say you will do it.

It’s amazing how shocked they are when I fire them for not following three simple rules.

A deposit schedule should be agreed upon for any larger project. That contractor isn’t your bank. The schedule should have payments that are dependent upon meeting certain milestones in the project.

In my experience even dependable, good contractors often are horrendous at any sort of communication.

If you're coming from a profession where managing expectations is a part of your life, you pull your hair out because there is just no such concept with contractors.

I subbed my own house in 2013.

No way I would do it now. All the good subs have steady work from GCs and they don't want to eff with piece work.

Very good work, but you pay for it. They will be the most expensive bid or close to it, but they will do the job right.

My luck with them has been about 50/50. I’ve got a great electrician and HVAC guy. Plumbers have been the problem. Hired a guy to do a tear out and replace with plumbing for a sink and laundry room. He came by on a Saturday to do some rough in work and I was at a football game. My wife paid him 50% since he had bought materials and done a little work without us paying anything. Never saw him again. I just needed him to come back and install the toilet and sink a week later after I laid the tile and had the electrician do the dryer plug and light switches. Couldn’t get him to respond to a text or answer his phone. For an hour or two of work he could have been paid the other 50%. His estimate was the full job. Ended up doing it myself but lack of communication is just the biggest issue I’ve had.

Guys guys. YouTube can teach you anything. Put some gloves on so your nails don't get dirty and start doing shite yourselves. Take the astronomical amount of money youre over paying for Brad to do for you and invest it.

These "contractors" you are over paying know about as much as you do about construction....that's why beta Brad comes gives you the ridiculous price and Jose shows up to do the work. Or better yet just go to home Depot rent out Jose yourself and skip the middle man.

I recently added an 800 square foot addition. It was supposed to be a 16 week job and took 22. There was a $150 a day deduction for not meeting the finish date.

him not meeting the finish date cost him $6300. In the end, there were some legit reasons for some of the lateness, like special order stuff getting delayed, so I game him $2000 more.

Communication was a big issue, and finishing punch list items at the tail end took way longer than it should have.
