Contracts, contracts, contracts. Pay for materials when they arrive at your house to stay. Pay the labor and profit when the job is done. Be prepared to overpay for small projects.

When I was doing remodels I knew that I had to make $400/day to stay current. If it takes me a full day to go get materials, go to your house, look shite over, and then finally do the work I need to make a full day's pay, even if it only took me 2 hours of actual work.

I usually do this type of work myself. I’ve done the rest of my house this way and I did it myself. I can’t right now though due to an injury, which is why I am hiring someone else to do it for me. I’m about to be willing to take the risk and do it myself anyway though.

One of my buddies is a Construction Manager who does contract jobs, he takes 50-60 phone calls a day and never writes anything down. Scatterbrained as they come

Great timing! Had 2 missed appointments with supposed contractors which claim to be so busy to not even text/call you back. Horrible people skills with most.

There is a guy in Birmingham named Wally Turner. He owns All-Purpose Renovations. He’s the best for smaller jobs and remodels. He doesn’t just sell the jobs, he’s always onsite and does a lot of the work himself.

All I can say is when/if you find a good one, pay him well and show him respect. If he finishes the job to your liking and within the timeframe don't be afraid to tip him or give him a giftcard or something. A good contractor is worth it, particularly if you intend to use them again as you say you are going to do. You won't regret it when you need him again or if an emergency comes up.
Dealing with people can be shitty no matter the side of the equation you are on. Contractors can have as much trouble getting paid at times as we have getting the work done.

THIS! My general guy who can do a lot of things works this way. I am willing to pay his day rate to get a job done so I don't have to hire others who may flake. Works out for him also. I have paid his day rate to hang two storm doors. I got the work done I needed, he covered his expenses on a slow day.

I have also told HVAC, plumbers,and electricians who came highly recommended that I did not need a quote and would wait until they had a job in my area (when it wasn't an emergency). Got super fair prices (and them to show up) when I made it easy for them. They are not coming to give an estimate for small jobs and then returning to do the work later. Now they come when I call, I slightly overpay probably but it works for both parties.

Industrial contractors are a whole other ballgame. If an industrial contractor did what is being discussed here, they would not be in business long.
