I always laugh at the fishbowl lenses used in taking listing pictures.
Guarantees you’ll be disappointed when you see the house in person and the rooms feel half the size.

The fish eye lens that they use in the pics is most concerning imo.
I have a buddy who rents out mobile homes, and the living rooms in the singlewides he posts on Facebook look like hotel lobbies!

Very few people I know live like marketed homes are presented, virtually / physically.
The people that do live like that are the ones who like to look like they are living the "perfect life". Meanwhile, their medicine cabinet is bursting at seams with anti-depressants, and the social currency they wield resembles confederate bills.

It’s no different than other advertising. The burger never looks like the commercial, the amusement park is never that clean or fun, etc

When my neighbor listed his house, the backyard looked like a fairway at Augusta National. I kidded him about it and he told me he was kinda pissed at the portrayal and asked his agent to edit it but the house sold before they ever got around to it.

Hate hate HATE this! Pisses me off from the jump. That, and airbrushing a perfect green lawn out front or out back. If there’s one thing that annoyed me about looking at houses, it was when the pictures didn’t reflect reality. Depict it accurately so expectations are kept in check as you go to see it in person.

I searched my childhood home and found it with38 photos. The subsequent owners have done some really nice things (I wish my parents had thought of) but I didn't recognize my bed room. That camera had changed wall locations enough that the windows to wall ratios had changed. Weirded me out when I figured by process of elimination which room it was.

I’ve seen some that added cabinets and counter space in the kitchen. As a buyer I’m ruling out that house because if AI had to be used to lie about what they’re selling I’m not buying it and I’m also not going to view the property. I was looking at one recently that had non-AI photos available and the differences were huge. Basically, to make the house look like the AI images it would be a six figure renovation. Creative staging is one thing but misrepresentation of the structure is unethical in my opinion.

When I put my house on the market, I removed everything in closets, drawers, kitchen, and bathrooms, and left the majority of the furniture in place and just removed the clutter pieces. Was under contract in 3 days. That fell through due to the bank, and went under contract again two days when back on the market. The buyer wanted to buy all the furniture, and gave us the prices we asked for.
I was shocked, but at the same time I would want to see furniture in the house (real stuff not virtual) to get an idea of spatial elements.

I just had my home professionally staged last week for that exact reason (the realtor split the cost 50/50). The changes made were stunning, it doesn't even look like the same house. I've lived in the house 21 yrs and time to downsize so I sold almost everything at an estate sale in October and had completely empty rooms and I kept just the essentials. Everything I've read said empty homes don't show well so I decided to stage and haven't regretted it. Even friends couldn't believe the changes, all for the better. Videos and pics for the MLS listining were taken last Monday and the photographer said they will even be able to simulate a fire in the fireplace if I wanted. The attached video is my first impression post-staging after walking in the front door. Home goes on the market this weekend, wish me luck!
