Meanwhile in my trip to Prairieville today the entire area is overbuilt and interspersed with trashy trailer parks, shitty pre fabs and a handful of good lots long ago bought and built. Same for East BR, Livingston, etc.

I am curious where you are situated to look down on an aggressive quality built development for people whose lifestyle affords them short commutes and private schools.

I’d wager you aren’t a fan of either of those things .

Baton Rouge has a million problems. Rouzan is a weird place to start the bitching. I will give them credit for at least connecting the street grid to surrounding neighborhoods unlike the countless one-way-in/out cookie cutter neighborhoods from Pville to Zachary to Br and everywhere in between that have contributed to our traffic clusterfrick. It has its problems I am sure...I wouldn’t trust Charles Landry as a developer.

I am more worried about all the crap housing going up at Burbank/Lee, down Burbank, down River Rd past Brightside, and along Brightsideside. Once college kids decide it isnt cool to live nearby, Riverbend will be the next Shenandoah, surrounded by miles of shitty track section 8 homes and apartments. South Baton Rouge will be a shithole in 20-30 years ones all the DSLD track homes and college apartment complexes fall apart.

DSLD puts house up.... start to finish, in 90 days...
Then charges ridiculous HOA fees to have somebody drive by and tell you to weed your flower beds while your soffit and fascia rot off with no gutters.....what a mess this is gonna be in 15 years.

Exactly. Several years ago a local builder took a couple who he was building for and showed them the poor quality being used in Rouzan. He pointed things out and said that in 15 years these houses would be falling apart. He was showing the couple the difference between cheap vs quality products. Most of Rouzan is built with "cheap" quality producgts. Time will tell....
Will agree that they do look nice right now. Wouldn't buy though because they are on top of each other.

There are plenty of people like myself that want a nice large custom home, have zero use for a yard, or yard work, but don’t want to share common walls with a neighbor, and all the issues that accompany that.

You are correct. I told my wife I would certainly understand the attraction if the homes were sitting on two lots. I don’t get the appeal of the closeness, the houses are beautiful though.

For 750k, why not buy a house in hundred oaks? If you have house in Rouzan, you have to do your grilling in the front or side yard. That’s weird as hell.

Their business model is flawed because most houses can only park 2 tiny cars in the carport. Forget about owning the soccer mom yukon xl, the never pulls anything F250 4x4, 3rd car, kids driving, guests, or a trailer.

A house for 750k should be pushing at least 3000 sf and be able to park full sized vehicles.

I know a few people who have purchased homes in there and they have a list of issues, one person has a slab issue that in reality, can only be solved by tearing down the whole thing and starting over.

I worked for a contractor that did the electrical on one of the very first houses there. One of the first 4 or 5 . It was anything but poorly built and it was constructed with good materials. The only shitty thing was the small lot.

A rich dude that lives in the CCLA built it as a wedding gift for his son. We did all his commercial work and did the house as well. It was done right.

Can't vouch for any of the others in that neighborhood.

I guess people don’t want to come home and have to take care of a big yard anymore. They must want to sit in their courtyard or by their tiny pool drink wine and watch tv.

Rouzan will likely be fine. I know I would pay for a house in Rouzan that is newer than one in South Downs that is falling apart.

My vote on worst subdivision for holding value in BR would be Pointe Marie.

The St Jude dream home is in Pointe Marie this year. It’s already sold out of tickets. Fastest sell out in 25 years for BR St Jude home. Crazy

I personally like the low maintenance patio home urban type of development. My yard is small enough and covered with enough gravel and pavement pads to the point that it only takes me 10-15 minutes to cut my grass. Would never pay $700k for that though, especially to live in Baton Rouge.
