1 hour from Dallas is basically 40 miles so still the suburbs nowadays. That's Midlothian, Kaufman, etc. A decade ago, you could find acreage in places like Burleson or Forney.

My cousin works remotely/hybrid where he has to work in Dallas 2 days a week. He lives near Lindale and Tyler in a really beautiful neighborhood near a lake if that's your style. It takes him an hour and a half to get to uptown Dallas if he leaves early enough.

This is what's making me lean not Texas. The property tax in perpetuity is just insane to me. I get it happens everywhere, but Texas is extreme.

I am an hour outside of Knoxville and love it.

I cannot speak to TX but I am very happy we moved here from Livingston Parish.

Note, huge difference in cost for property tax between TX and TN.

You get way more for your money in eastern Tennessee than North Texas. Housing costs in DFW are too damn high, especially in the northern metroplex.

Not even close. Tennessee all day over overtaxed Texas. Texas will north Mexico very soon. Just remember to put your kids in catholic/ private schools. Both states have HORRIBLE public schools. The people think the schools are good but there is NO SUCH THING as good government schools. They’re hiding things from parents. And that’s the truth, Ruth.
