Any open land around there will immediately be converted to RV parks once the first shovel hits the ground.

I’m guessing you could buy this land and use that shack as a managerial office.

If you can fit 70 spots on 9 acres…at $700 a month. That’s 50K a month revenue. You pay the land off in a year.

Google prices near the NE La meta site, PI prices will be orbital compared since there’s less land than water.

I seem to remember someone in real estate I knew as a kid saying something about “location” a lot.

I look at that aerial view and wonder is this what all the Karens are making ridiculously long FB posts about? I get "muh culture" "muh fisheries/hunting" , and "muh way of life".
But, seriously, look at that picture. This place is one tropical storm surge away from utter destruction. The residents should be rejoicing that they have some potential substantive value in their land that otherwise would never amount to shite and guarantee them a life of limited options.

That's some aggressive pricing.

A large portion of the land adjacent to the Meta site is owned by a business entity based out of Baton Rouge. They bought the land 18 months ago - honestly seems like some inside knowledge. Other old farm tracts nearby are selling around $16k-$20k per acre. I just appraised a potential smaller data center site nearby.

My experience working in Cameron you need the fast pay tap and go. Very few Baws handing cash for Pacifico 12 packs at the nasty arse taliban on Marshall st.
Burger/Fries $20
Plate lunch $20
RV spots $600-$750
PI RV spots will be $750-$1,000 easy and camps will rent for $5,000-$7,000/month.

There's a doctor who has a sweet camp across from the refuge headquarters. I wonder what his property value is looking like these days.

SpaceX is probably 15-24 months away from breaking ground.

They are hiring for 1 governmental affairs person right now. That tells you this is extremely early. They have no permits yet.

Whoever buys to invest better have the ability to wait this thing out. You could be holding debt for 500K-$1MM for 24 months before seeing first revenue opportunity.

Then if they cancel it all together, like could still happen….youre SOL.
