Just want to chime in that Florida is the most overrated state in the country.

Terrible hot, humid, jungle weather.

Hurricanes.

Most of the state is filled with rednecks just as stupid as MS and Bama. The big cities are nothing but Jersey Shore douche bag transplants, old people, and terrible ghetto glamour culture.

Mississippi. Again, except for some coastal areas, iit’s meh. Bay St. Louis is great but the redneck attitude gets old. Pass Christian is nice but it’s destroyed. Casino’s? Nah. They have no airports and no cities.

Hawaii.
It's the southernmost state.

Kentucky is no more a southern state than Missouri or West Virginia.

When talking about MS, you really have to separate the coast from the rest of the state. COVID is drastically changing the economy of the MS gulf coast. For example, for years BSL was just a small little beach town that didn't get much attention. Now, restaurants and hotels/bnb are packed, pay parking lots are popping up everywhere (sucks), and even Waveland is having little hipster food truck nights. A lot of the people hanging out are from LA.

Property values have almost doubled from what they were 5 years ago. It's really bizarre. I grew up here, and it's like a completely different town. Everywhere south of I-10 is seeing the same. You can jump in a golf cart and ride less than a mile to some tropical music playing bar or restaurant. It's just flat our weird to drop a few hundred at a nice steakhouse in sandals and a t-shirt. Just having steakhouses alone was a feat for some of these small towns.

With places changing all the time, it's not just a matter to rank where, but also when.

The only other southern state I would consider living in is Florida.
I've lived there and it is nuanced. If you're going to exclude Texas (like most people here) then you have to divide Florida. Everywhere north of I-4/417 (in the Northern Orlando suburbs) is very southern. Orlando on down to Miami is full of NYC and Caribbean transplants.

Arkansas should be at the bottom of any list.

That's true for many large metros. Even Atlanta.

It’s not scary. It’s just Texas. Austin’s ok. The hill country’s nice, but the rest of it doesn’t appeal to me. The real problem with Texas though is it’s full of Texans

Most of Texas is scary for Texans, your urban areas are overrun with transplants.

Louisiana is last. Georgia is right behind it now. SC, FL, TN, and TX are the top 4 in whatever order you want.
