I randomly chose a house in Gonzales about the same size. There were plenty of others in the price range. Incidentally, my first home in Texas flooded when my wife was about 6 months pregnant. A flood zone covers quite a large area in southern Louisiana and Texas.

I think you're getting property tax confused with sales tax. Sales tax is closest we will ever have to a flat tax and it applies to everyone equally.
