If I stay in the house, will most likely do this. But probably just a stop gap house until I find something more suited to what I'm looking for. Long story, but I didn't pick out this house. But from what I can tell, new houses are all being designed for TV mount over fireplace, and that's the only choice. Strange strategy.

we just built a house. I hate the tv over fireplace for the same reasons that everyone mentioned. But with the way we designed our home, it made the most sense to put it there when it came to the design and overall layout. It simply created the best furniture situation that encouraged conversation amongst one another. My solution to this was to have a double sided/see through fireplace. So I have one side of the fireplace facing the family room/kitchen, and the other side sees through to the parlor where I have zero electronics. Just sitting furniture and my pretty decor/art/high book shelving. If you have the space to do that, I recommend it. We use both rooms a lot and it's awesome when we entertain. People stay in the same common-ish area but can escape the TV and kitchen noise to go chat in peace.

Our TV is above our fireplace due to the fact that it drives my wife crazy looking at the side of a television. Which is exactly what would have happened if we hung it on any other wall.

We're about to move into our brand new house and yeps, it's over the fricking fire place. I wanted a huge family pic there but there's really no other option with the design of the house. We tried to fit it in differently but it just doesn't work

I have a built in to the right of my fireplace in the family room on level 1. It has a pull out that rotates and I can push the TV into a cabinet. It's only large enough for a 42" though.
Our big TV is in the media room upstairs.
I would never mount a TV over a fireplace because it's so damn uncomfortable to watch.

Using the fireplace will reduce the life of the TV. Especially if you have a plasma.

I have a built in entertainment cabinet next to the fireplace. But if I wanted my primary TV there, I'd need a 40", maybe less. frick that shite lol. That's where I put the other TV for when there's 2 football games on

Does the mantle mount just fold out and down? Does it look strange in the room from other angles? Curious as to how it all works, might be a solution for my problem. How much for 55" mount?

it's not cheap, but there are cheaper alternatives. look up pull down mount on newegg or monoprice. the one i got is here: LINK
it pulls down to eye level and is able to swivel left and right.
here's my tv here above the fireplace, but pulled down. i took off the pull down handle in order to mount the soundbar beneath the tv.

I like that A LOT. And I love that it has the mount for the sound bar. Will solve 2 major problems I'm having right now.
One more thing if you don't mind, when folded up and above the fireplace, does it sit fairly flush? I know it's not flush, but is it a huge gap between TV and wall, so that you can see the mount and wire set up?

fyi i bought mine around xmas time, the mm540 model (normally $399) was on sale for around $280 or so when i got it.
again, it's not a cheap option at all, but there are alternatives.

I'd honestly like to know whether there are many opportunities to buy new construction homes that DO NOT feature a fireplace in the main room/ living room.

We built our house and have the TV above the Mantle. I wouldn't mind if I had it on another wall, but not many floor plans allow for this option.
It goes with the open concept design. Houses are designed with less walls.
