yet sooooomehow, my house was appraised at 40k over what I bought it for a year after I bought it. I paid 269k, houses that are similar size/construction in my hood are going for $315k+

I'm not being facetious, I legit do not understand how real estate prices have continued to rise

low interest rates

economic bubbles

Nola has some non-interest inflationary/bubble effects, primarily short term rentals

these things have to be maintained by confidence. if you believe the price will go up in the future AND you can borrow relatively cheaply, then the market will reflect increasing prices. that psychology-cheap credit hybrid is behind all bubbles in human history. it pops once the faith in the inflation erodes

my only silver lining here I guess is that so many people are done with all the bullshite in orleans parish, they'll start moving out here out of necessity.

the house I bought, if it were 3 miles west of where it's located, would probably be going for 800k. And since you're a $10 uber from the city, you still get a chance to experience da cultcha on weekends, before you scurry back to honky town.

that's my wishful thinking at least

The forbearance process and more specifically just adding the amount in arrears from forbearance to the back of the loan. The standard is if you are 3 months in forbearance then on month 4 your pay 4 months total at once. The banks are still paying on the money they borrowed to loan out so they want to be paid back quickly. Also, adding it to the back end of the loan involves more than just the bank saying OK. They typically need approval from whoever backed the loan like HUD, FHA, VA, etc. They take a lot of things into consideration before allowing it.

I am sure they will be more lenient right now but typically very few people in forbearance get that amount added to the back end as most are denied.

I don't work in the field, dummy. I work from home running the company. Actually, I can work from anywhere with a phone and internet connection. It's pretty nice when travel isn't restricted.

I'm assuming you are around Bonnabel between Vet's and the lake. This area is insane right now with new construction and the average price of the homes being built is probably $500-600K.
