Congrats! I should be hitting the same milestone any day now. You are ahead of me by 11 years. The thing I’ve seen of my friends who got there faster than me is that their discipline and consistency was greater than lots of knowledge that I acquired but didn’t apply with their discipline and consistency.
Also Brushy Creek Guest Ranch in Gloster MS rents horses. Not sure about lessons.

Bought a cabin north of Craig last year, so will start putting in for elk and mule deer in unit 4 this year. Having not previously done much western hunting, I feel like I dang near need a phd to figure out all the rules, regs, seasons, draws, etc.

I also started the diet two weeks ago. My wife wanted to try it because of an autoimmune skin issue and I had a positive cac score last year which puts me in a higher long term risk category for my age. I’m right there with you baw. 46 yo and right around 500k. I just got a nice raise and for the first time will be maxing out my 401k and HSA. And I also have been getting my white belt arse kicked in jiu jitsu.

I had a class with him at LSU, Interpersonal Communications. As an icebreaker / early assignment the professor paired everyone up and had us draw a picture of something in common (yes, this is what we were learning at your flagship institution of higher learning). Anyway, we go around the horn and people were saying “we’re from the same town”, or “we both want to go to vet school” and showing the pictures of the dog they drew out whatever. They get around to stromile and his partner and prof asks what they had in common, to which stro replies “we ain’t had nuttin in common so we ain’t do it”. Flabbergasted, the prof says “y’all didn’t have anything in common? Living in the same state, going to the same school?” Stro just says “nah dog”.
Still cracks me up.

Land surveyor is what I would do if starting over instead of engineering, so I wouldn’t be stuck in the office all the time. Nice mix of inside and outside, white and blue collar. Unfortunately the requirements to get licensed are pretty extensive but you may be able to get on a crew as a technician. Not sure what your salary needs are but on a local crew in the woods may not be great. If you get on with some of the larger construction companies they pay pretty well.

Check the letter. Does it give them a due diligence period or contingencies? My guess is they got your info from the assessor and offered you based on a percentage of market value without checking for floodplain, wetlands, or pipelines. I bet there’s a clause that gives them an out in the due diligence period when they realize all that.

There’s an 80-year old baw I go to church with that still wields a chainsaw, hunts turkeys, smokes his own sausage, and likes to have a couple beers a day . I always think of stuff like this and want to tell him, “ you know Mr Jerry, what would really help you be healthier is if youd sit in a tub of ice water everyday. You should probably work on getting your macros right too”.
