That's why he's investigating rather than buying. I told him I would inquire as to current demographics to help him in his search as to no-go areas. He just wants a safe area and to sell at no loss when the kids are done. He's too busy making money and doesn't live locally.

Not sure why you felt the need to include that.

Tell him to look at the apartments across the street from bogies or on Burbank. I lived in Parker Place on Highland for a bit post college and it's a ncie spot for college students

It’s a good idea, but the whole area around LSU is a minefield, meaning pockets of unworthy properties scattered around. I’d investigate properly. The roommates will pay the mortgage, and the value of the property should go down.

Was coming say these are tried and true and recently updated and some new ones coming up right by there. These will always be hot spots for this exact scenario. A friend of mine in 96 had one there and was in the same situation, her dad bought hers when she started LSU.

I think it's awesome if a parent has the resources to buy something for their kid and subsidize the mortgage with a roommate and then sell it when they graduate. The profit is their seed money for the Real World.

Good on the OP. And Christian Street is a great spot if one is available.

I lived in Highland Village I on E. Boyd, and recommend it. It’s relatively quiet and more removed from the louder more party oriented complexes. If he is looking to purchase a house, I’d say maybe look into Plantation Trace, Its a quiet dead-end subdivision just down a mile or two from south gates off Highland road.

Those 333 lofts are nice and pretty inexpensive and close to campus

I can recommend where not to buy: Brightside View Drive. We owned a condo from 2006-2017. It's amazing how quickly that area went downhill. Lots of section 8 housing vouchers now so the area was turning from college kids to low income families. Across from our condo there was a car up on blocks and people "loitering" all hours of the day as they didn't have to go to work or school.

Wish we had sold when our son graduated in Dec. 2009. Lesson learned!

I'm probably selling my condo, and if not will need renters for Fall. It is on the LSU bus route, very safe, gated comm.

Lived there in college, great space. LMK if you want an email to my property manager.

Absolutely not. Not safe and just not even remotely an option.

Nicholson Lakes would be ok. Anywhere off bluebonnet would be very nice for a college kid. University Villas off Burbank would be good.

There’s a couple brand new neighborhoods going up on Burbank currently that I don’t know enough about yet.

ETA: though personally, if I were a student, I would want to live closer to campus than all of these neighborhoods

Any of the next complexes in Burbank and lee. They are putting many food options right there where they could walk. It’s all new shite.

Garden district probably still has decent places to rent out Dalrymple. Just tell them to turn around if they get to south 17th st.

With 1) the River at 44’ perhaps wait, and rent on the ‘high side’ of Highland Road; and 2) with the student apartment sector being overbuilt why buy? Cheap rent aplenty and your resale value will take a hit.
