LSU real estate location advice

A good friend's daughter is starting LSU in the fall and his other daughter will follow in two years. He wants to buy them a condo or a small home to live in near campus. He likes Highland Village Condo location but is also thinking about a small single family home out on Gardere or Burbank. I haven't been around that area in years and don't know how safe it is out there. Are there any areas or neighborhoods that are unsafe? TLDR but thanks in advance for any good info.

I can't shake my head "no" fast enough at that.

I'm partial to the Merchant District area, as that's where I lived while attending LSU. The area's only gotten better since then with all of the new development. The location is great for access to LSU, I10, and the lakes.

There's a nice townhouse complex on Christian St that has some units for sale/rent, and there's a new townhouse complex being built as we speak that may be worth looking into.

Depending on the cost of the house, it may be cheaper than rent to buy it then flip it once the two of them leave LSU.


Granted, I also went to college wth a guy whose grandmother bought a house just off campus for tax purposes and then him and a bunch of our friends all paid rent to her that covered the note.

I would wait.
I believe they make freshmen stay in the dorms at least one semester..
Then they can decide what area you should start looking

If they buy, I would look at something on the bus line if possible. I assume parking is still a nightmare on campus

Parking will get worse once they eliminate all of inside campus parking forcing thousands of employee vehicles to the commuter lots.

Students are exempt from that policy if their parents own a property close to campus

Burbank has a number of "starter home" communities

You could also find a decent condo on Ben Hur or Acadian

College Hill has a few houses that are rented out to college students and also a few for sale. Great neighborhood, 5 minutes from campus, prices are good.

The area is also not surrounded by any less desirable areas. The adjacent neighborhood has houses in the millions range.

He was also interested in this complex for a condo. I like Brightside near the levee. He kind of wants her close enough to campus but not right in the middle of it. I lived in Sharlo back when it was considered decent. Tigerland off Brightside is a no go.
