Well, your condo in the WHD/CBD plan is pretty solid.

But just to play devil's advocate, let me put in a good word for the slice of the Lower Garden District bounded by St Charles Ave, Magazine St, Melpomene, and Jackson Ave. Lots of cool neoclassical architecture and big live oaks and magnolias, super convenient location (a mile to Canal St or the Superdome), the coolest stretch of all 6 miles of Magazine St, and real NOLA neighborhood feeling (which the CBD/WHD completely lacks) with great variety of neighborhood bars where you can actually meet people. Oh, and you're right there for all the big Mardi Gras parades.

I lived on N Alexander south of the park for more than 7 years pre-Katrina. It was safe, had easy access to the park, and was walking distance to Jazz Fest. Enjoyed my time there.

Also got at least a couple of top HS football games in Gormley every season.

There have been some nice new condos built in Mid-City right next to where Wrong Iron is. They still have some more under construction.
Wouldn't be a bad place to live and it will be cheaper than most of the CBD and WHD.

That has been the runner up to my WHD plan. I have viewed a few places around there and, as you said, it really provides that NOLA “feel”. None if the ones currently on the market quite trump the convenience of walking to work for me, but I am monitoring the RE sites closely. Appreciate the recommendation.

Normally I would say good luck finding that for $350k but with the way Latoya is tanking the city, you'll probably find a few deals in the coming months.

Move to Old Metairie and save on your HOA fees.

LaToya the Destroya is getting ready to a$$ rape the [white] citizens of New Orleans with more taxes than the eye can see. She'll have red light/speed cameras (with extremely low calibrations) on every corner so you should probably budget another $300/mo. on that. Property taxes and every other tax will damn near double. SOMEONE has to pay for her cancelling 2020 and a large part of 2021 -- and it ain't gonna be her voters.

The shittiness of Nola is a bit overblown on this board. Still, Nola has a terrible job market for a mid-sized city and it'll only get worse with Latoya trying to bankrupt the city.

You’re gonna get a lot of stupid responses in this thread.

You can find a nice 1 bedroom with parking for $350k easy in the CBD. Not a bad place to be, but know during Mardi Gras you pretty much get locked into that area. Take a look Uptown too - easy to get to parades, walk or bike to the park, short commute to the CBD for work. $350k would go a long way for a condo in a prime location Uptown.

Edit: please don’t live in Old Metairie if you’re in your mid twenties. You’ll bore yourself to death out there.

Thats still insanely high prices for a city with the job market and wages of Nola. Nola is high priced not for the opportunities it brings (jobs, schools, quality of life etc), it’s high prices becuase it’s a popular city for wealthy youth and such to move to and “fest” as well as old money people driving up value

I would go to the Bayou St.John/Mid City area. You get a good restaurant and bar scene but not the daily influx of touristas that you will find in the Warehouse District.
