If you could have a Monopoly game with a theme of your choice, what would you go with?

I came across an ad for a Ted Lasso based Monopoly game and it got me thinking about how many different versions are out there. Also got me thinking what would be a great version.
I did a little research and by some estimations there are literally thousands of specialized versions based on - cities, other geographic locations, television shows, sports teams, universities, etc. etc.
So, if you had to pick a theme for a specialized version of Monopoly, what would you go with? It does not have to be one that actually exists, just one you like. I like the old school original, but I might go with an LSU themed version. (I think they actually have one). Another I came across is Book-Opoly based on works of literature. (I'm not sure if that one is from the actual company or a knock off, though).

You can land on many great properties, from Welsh and Church Point to fantastic avenues like Florida Blvd and Canal.
Instead of railroads, you can land on one of many baw methods of transportation. Be careful, you might meet up at Sonic and end up in jail. Depending on the race of your mover, you can be out in anywhere from 1-5 turns. You’d also be wise to avoid those pesky Dodge Charger spaces.

Historic cattle ranches like the XIT, King Ranch, YO, 6666, etc. And old money Oil and gas companies.
Build pipelines, gathering facilities, sale barns and processing plants instead of houses and hotels.
