You’re ridiculous with this. The rental market varies by region. A 3bd room townhome in DC goes between $2500-$3500 that will not be considered luxury.
In Chicago, depending on the area, it’s $2000-2800 depending on the area. Less if you go out towards Naperville.
Saint Louis, it’s absolutely dog cheap. $1300-$1800.
New Orleans nowadays is mirroring Chicago pricing depending on location.
Baton Rouge is about $1600-2000 for middle of the road, non luxury.
Lake Charles, a working class town, townhomes will go between $1100 to $1600 on the high end.
I’ve been around, I understand the market for this region. NYC and San Fran are extreme outliers and you can’t compare that to frickin podunk Louisiana

The first few years we were married my wife and I managed an apartment complex. Our rent was free depending on how occupied we kept the place, percent occupied, percent off our rent. We did all the cleaning and pool maintenance, cut the grass, it was a sweet deal for a young couple saving up for a house.
He learned quickly that you have to do the background checks, you can't tell by appearance what kind of tenant someone will be. Four college kids sharing were great tenants, a nice young couple with a baby were pigs.
One bad tenant will ruin everything, so we got picky, it was worth paying a little more rent to keep the trash out. Categorically, the worst tenants were single mothers, they got very territorial with other single mothers, the kids would have a spat, then the mothers would go at it.
One guy lived by himself, he owned a bar in the FQ. One day the cops came for him and he was gone, he left behind an apartment full of nice furniture including a washer and dryer. It all looked very nice in our new house when we moved out.

College gf's mother owned some properties in Shreveport.
She told about 1 couple with kids leaving a rotting dog corpse under the kids bed.
Another property the toilet stopped working so the tenants crapped in every corner, closet, etc.. Smell so bad the tenant broke out windows. That one she had the SFD come out and literally hose out the house using their pumper truck.
Another she had the SFD hose out as it was just so filthy dirty and smelly she ripped the carpet up and said it was like a cartoon of roaches and other bugs scattering.
This was back in the early 80's so I'm sure S'port has vastly improved since then.

Ain’t that the truth. When my wife and I first married, I had been in my duplex for about a year or so prior on my own. Right about the time she moved in, we had a single dad and his daughter, great neighbors to that point, who moved out. Older black lady shows up to see the place with the landlord, very nice, claimed she was a pastor (we didn’t really buy that one, but whatever). What she didn’t tell the landlord about and who she didn’t bring to the viewing was her boyfriend/baby daddy. He shows up, trashy as could be, and proceeds to chain up a clearly-abused pit bull in the back yard. Went downhill from there, though they didn’t stay long. Walked through the place after they left and man......you’d have have been better off to burn it down. People who live like that have learned how to game the system and appear as something they are not when they need to. Being a landlord is not something I would entertain again.
Fun fact, though.....the teenage daughter that lived by us before this went on to become a PA for one of my docs. It was good to see her grow up and do so well for herself.

Yea GLT is wait out of left field on this. LC still has an abundance of land available in the metro area so most people that can afford 1500+ are going to building unless they are looking for short term.
With the upscale condo offerings downtown, most that are looking for a smaller town home that is more than $1500, are renting there.
Being from the area, unless you are some form of management in the plants that gets transferred here and renting a home in Greywood or one of the other really nice neighborhoods, you arent going to pay more that 1500-1600 a month.
Example of what I am talking about, this single family home in greywood, which is top 2-3 subdivisions in LC (this is a very low end house for there)
rent is $2600 LINK
The reason why, is because you can pay less than that by buying a house down the street LINK LINK
