I got a close look today at how people treat rentals they vacate.

I live in a pretty nice area of Lake Charles. Our townhomes are very nice and pretty newly built. About six months ago, the property management company started renting to some shady looking characters. Just straight up white trash for short term leases. It’s apparently owned by a very nice retired couple but I don’t think they know exactly what they’re doing with this.

Anyway, this trashy mother had two kids and they vacated. They left an upstairs window open and I went inside the property to close it because I didn’t want to get water damage.

Well folks, let me tell you what I saw...absolute filth and mess. These people left all their junk, trash and crap on the walls. Just utter filth. These places are nice and usually rent $1,500-$1,600. I’m just shocked people could treat the property like that. It’s going to take a hazmat crew to get in there to clean it out.

It’s clear I’ll never deal in rentals or at least do due diligence on renters. We should also bring back debtors prisons because those people deserve to be strung up.

I have had rental property for 20 years and have never had anyone abuse a place.

It's one of the reasons my family refuses to do weekly rentals at our place in North Myrtle Beach. We've had the same tenants there for a decade. The weekly renter stories we hear from people here are absolute nightmares.

My friend has a plumbing company & does work for a property management company
From what he’s said it’s way worse when they get evicted
He said he’s had to go in because people dump Quikrete in tubs & toilets

I have some rental properties and made the mistake once of renting to some less than ideal tenants. I know the horror of which you speak. They don’t take any pride in living there because they don’t view it as theirs. It’s the same mentality as these morons that burn and loot claiming it’s ok because the owners have insurance.

Never again. I’ll let a property sit vacant for months to get the right person.

$1,500-$1,600 is nothing. Improve property value or enjoy slum lording.

I had a few rentals for a few years and the worst was 2 college girls with 2 cats....they were all the most disgusting creatures I've ever had to encounter.

They were the reason I sold all my rentals and quit the game.

You must be extremely selective without discrimination. I thought you had to have 4x income for that place, so minimum $75k at $1500 a month.

Apparently not.

I just can’t believe people treat other folks’ property like this. I understand it’s not yours but it’s just a weird thing to see. I’ve rented a lot of places and I’ve always had it professionally cleaned afterwards.

They made this nice townhome look like a crack den.

Way above the median rental average for LC. That’s top of the market outside single family home pre-Laura

I don’t claim anything. And we have been looking to buy pre Laura but we like this townhome. It’s also cheap for us. When the market settles out in a few months we will begin the process of building. I wanted to rent for a year or so until I understood the area better. I don’t rush into anything.
