It's not the storm surge but all those oak trees and canopy roads in Tallahassee. Lots of downed trees and power loss if it comes near Tallahassee.

Yeah but from a dollar of damage and deaths standpoint wind is nothing compared to surge.

Also, most surge losses are backed by FEMA up to a certain amount by the National Flood Insurance Program aka the federal government and US taxpayers, but wind damage isn’t. It is still a patch work of private companies and some state backed providers like Citzens in Louisiana.

That industry is teetering on the edge of insolvency to where they are drastically increasing rates making insurance unaffordable.

Tallahassee is far enough inland that they wouldn't have a storm surge issue

No but they’re close enough that if it’s a major at landfall they’ll still get a lot of hurricane level wind damage

I fear in the next decade you won’t be able to get insurance on the coast and it’ll only be the Uber wealthy who can afford to replace a beach house and big corporations with high rises. Local residents will be pushed out and create a major problem for staffing all the hotels and tourism jobs

How do you figure that?

This is already happening in three places I know of: Jackson Wy, Duck, NC and Charleston, SC.

Rich Cali folks are buying up property in Jackson, NY/Jersey types are buying up property in the outerbanks all the way down to Charleston.

Because wind damage is handled by private insurance.

If it’s a declared event, FEMA Public Assistance will reimburse for any damages caused by the event. Regardless if it’s from storm surge, high winds, flash flooding, power surge, whatever.

Maybe Individual Assistance (homeowners) is different. I don’t know about that.

The insurance industry has to fundamentally change or it will happen. The insurance providers, adjusters, umpires, commissioners, etc have all played a part in its downfall.
