how profitable is owning a trailer park?

figured if I play my cards right its a pretty good get rich quick thing. Ill even include a bar in the center for all the stupid poors to spend their money.

Just make it to where you milk the deadbeats of all their dollars and you'll make bank. Preying on retards is an easy business model. Sell cigs and beer and you're golden.

Watch Trailer Park Boys on netflix especially Seasons 2-5, if you jump to the stuff in the latest seasons too fast you could wind up killing yourself or in jail for 10-25.

There’s a trailer park a few miles from me where the entrance is flanked on both sides by two mini-mall buildings that house a tattoo parlor, a convenience store, a bar, a liquor store, a hair salon and a tanning salon.

An acquaintance found rural land for sale in a long, thin strip and developed a trailer park.
One long straight shot for the road and all of the utilities made it pretty cheap to build. One half has the spots oriented long ways for people who want a bigger yard and will pay more for it, the other side is short ways and less expensive.
He is a friendly guy but a tyrant when it comes to upkeep. Grass longer than 6" gets cut and the cost added to the lot rent. Skirting intact or he has a handyman come fix it and bills the tenant for it. All agreed to in writing beforehand.
Based on our conversation, he claims around $10,000 per month profit and doesn't have any of the headaches of the usual upkeep of rental property.

60 Minutes did a segment a week or two ago on corp trailer park owners. They were making bank. They didn't want to own any trailers just the lots and collect lot rent.

My SIL owns three parks, the biggest has around 200 trailers and she owns them( brought all used ) she makes good money and has had them for years. She has a maintenance crew that lives in one of the trailers

If wanting the grass cut when it’s over 6 inches long makes him a tyrant, I must be Ghengis Khan. 6” tall grass is trashy AF unless it’s in a pasture.
Only makes good sense to put rules in place. Trailer parks get disgusting quick if you don’t enforce some upkeep reqs. Two people I know that own them are making bank.

Here are some tips.
Sell beer and pimp sticks in a little on site store.
Ban all foreign cars from parking in the lot; you don't want to alienate your customers.
Ban nice domestic cars. Only allow Chevrolet, Pontiac and he occasional Ford.
Never, ever use proper grammar, EVER.
You'd better learn how to say "Heee Hawwww" properly.

It's reliable income but unless you're planning on paying someone to manage it for you expect to be called out by the police at all hours to mediate domestic disputes and establish who's on the lease. You can't do it over the phone because half the girls in the trailer park are going to be named Amber and all of the girls in the trailer park are going to have IDs under different last names than the one on the lease.

One of my wifes former bosses was considering selling his house and property a strip about 150' wide and 1 1/2 miles deep. I wanted to buy it, live in the house, subdivide the first 1/4 mile or so for trailer rental lots and lease the back portion to a cattle farmer. He decided not to sell.
They definitley make money. You have be very stern on your rules and only let the less trashy of trashy people in. Make sure that the trailer are new models with skirting and things like that.

This is where you own within 1 mile of a school, no sexual predators allowed.
But I've heard sexual predators are great tenants, they aren't allowed to F around or they go back to the slammer right quick plus they have someone check on them regularly.
Eta: people talk about just renting the lot, but thats not where the money is imo. You buy trailers and sell them to the 'tenants' on your lots. It costs like $5000 to move a trailer so they aren't moving it. Lot rents are only like $150-250/ month. No ones getting rich off that without headaches. The big money is selling the trailers in a revolving circle as most eventually can't afford it and have to be evicted or sell it back to you fairly quickly.

My family made some good money in the trailers that people left behind. They were usually in good shape and very easy to sell
