I know someone who has one that his parents started as a retirement gig.

It has about 45 slots, they own about 20 trailers in there and their tenants are mostly old folks.

They have a live-in caretaker and need to be around for the first ten days of every month to pick up rents.

Pretty good revenue flow, steady money and a high percentage of ca$h.

a friend of mine owns 2 75 lot parks. He rents the space and has a washateria and little convenience store on sight. He makes around 225 a year.

The collecting of rent is a bitch but he always seems to be playing golf.

I own three rental homes and yikes. I can't even imagine owning a trailer park.

I'm picky as frick about who I rent to, and I'm a major a-hole about upkeep and neatness.

I have designed a few of them for clients. They do extremely well. Most of the money is paid in cash and they pocket it and pay fewer taxes. They aren't glamorous to own but make plenty of money when run properly.

This is exactly where you're wrong, from an ease of management standpoint. A kid free trailer park catering to sexual predators is the best way to do it. They have VERY few options, and they NEVER miss rent because they have basically nowhere else they can go, even if you're charging double the lot rent of other nearby parks.

I knew a guy who owned a few in a Pearl River. Walked around in a jumpsuit all day everyday but was a millionaire.

He too seemed to be a no nonsense landlord. I believe he had a super strict policy on late rent. If the tenant was late, it was a quick turnaround to be evicted. All of his parks were paved and kept up nicely.

Better to just develop one and sell the parcels with financing. Huge profits. 16% interest rates.

I don't know about a good "get rich quick" thing. Not sure if there is a real thing.. legally. but it can be profitable, but like any business you have to not be lazy.

The guy my mom is married to.. His family has a few trailer parks, there are several people in each one they have to go collect from on a regular basis. You are going to get random calls all hours. If there is a renter who has all kind of shite going on at his place.. Like if he brings home some other dude's wife and the husband finds out where that guy lives and at 3AM in the morning there is a big knock down drag out outside and the cops have to come out.. For the third time in two weeks.. People like that you probably have to go tell them to get the frick out.

I am not sure about owning but my friends father is an exec for a company that owns hundreds and manages thousands of parks and he makes absolute BANK. Their home in Paradise Valley is in the 3-4 million dollar range and they also own a second home in the best area of Cabo that is over 8000 square feet.

Their homes are so big that my 39 yr old friend still lives at home even though he makes a great living because he basically has his own wing in both homes and can work remotely in whichever home they are not in. That allows him to do half the year in Cabo and half the year in PV while living in mansions so he always says he is never leaving!

My FIL is huge mobile home dealer and has had several mobile home parks. Very lucrative and they are "nice" by general standards
