I would think 2500 is an over estimate. There's row crop land that's probably worth 4000-5000 easy, and pasture worth 2500-3000, but think about the thousands upon thousands of acres that is just desolate land grown up in brush worth well under 1000. I'd say that if you wanted to put a number on it to buy the 800,000 acres without breaking it out, it would be somewhere like 1250-1500/acre... Just my opinion

It would take a while to even begin to appraise the ranch, there are some huge homes and lodges on several of the sections, there are 100's of miles of paved roads through the different sections, then the crops, royalties, and millions in livestock and wildlife and exotics, etc.

Everyone is forgetting the most important factor in the value: "who would buy it"? Something that large is all about investment as the truly wealthy like the Walton's own ranches already and don't need anything past 50,000 acres to get lost and do whatever they want on. So at $1 bil evaluation you'd need a return of around $50 mil a year at 5% to start getting people interested id assume? I'm not sure really, but a huge return is unlikely thus hurting it's potential value.

Also, the Waggoner Ranch sold recently and was 510,000 for $725 mil. The Waggoner was the largest continual ranch or whatever you want to call it, the largest ranch that is all together. Obviously there could be mineral rights that affect each so I'm not sure, but I'd suspect that would be a pretty close estimate.

I've been down there hunting and fishing on a few service companies leases. The entire ranch is the size of Rhode Island and has over 40 miles of coast line on the best trout fishing bays i've ever seen. Captain King who pulled it together literally went to Mexico and moved an entire village onto his property. Many of the "cowboys" who still work there are descendants of these villagers. The Rockefeller family has a big arse ranch that borders the southern end of the King Ranch.

So you're equating white trash with trucks? Considering how expensive trucks are now I think that demographic might be changing. If you were poor you wouldn't even be able to qualify for the loan that you'd have to take out for the $60k.

They could cut off 50,000 acres from Laureles along the Laguna Madre and develop it as waterfront property on the south side of Corpus along the Laguna Madre and there's no telling what the final profit numbers would be and it wouldn't put a dent in the ranch. Hopefully and doubtfully that never happens.

A Houston company just paid $40-50k per acre for land plus mineral rights in the Permian.
$1,000/acre is what you could expect for unimproved hunting property in s texas.
King ranch is an iconic brand and those 800k acres are largely income producing - cattle, turf farm, lease hunting rights, sell hunts. Also, they border arguably the best trophy trout fishery in the United States. Great public duck hunting all along that stretch too.

Rode in a 2016 F-350 King Ranch this past weekend in Breckenridge. It was pretty damn nice inside.
