How Much Cheaper Would A Home Be If The Owner Built It Themselves?

If someone decides to build their own home, how much would they save?

When I say build, I mean literally. They will do all the labor themselves (they might have friends or family help them from time to time, but they will not pay them).

The only thing they will pay for is having the foundation poured.

This is assumed they have their permits, land surveyed, etc.

Maybe I should ask it this way. How much does it cost to build a $250k?

If you know what you’re doing, nominally sure it will. Is your time worth more than a builders or plumbers helper though?

My dad built their house in the 80s when he got laid off from the oilfield. My mom went to work and he built the house pretty much by himself. Except for the roof. Probably worth 275k today

There is no such thing. This is like asking someone how much a car cost. There is a huge price difference between a Mercedes and a KIA. But they both have leather, nav and premium wheels.


It probably would not be. Unless you know all the residential codes, you are asking for trouble by doing the work yourself. Hiring someone to fix all your frick-ups gets expensive real quick.

Or maybe not. Depends on your brain and personality and how you cope with new and exciting information.

You will save, approximately, respectable amounts.

OP isn't interesting, so I'll ask a question I would find more interesting:

What percentage of the cost of the structure of a house is materials and what percentage is labor?

I say structure because it will obviously take things off kilter if you include land, depending on whether you are building in Bumblefrick or Big Sexy City.
